McCarthy Development offers entitlement and development services alongside our own acquisitions. Landowners and capital partners can engage us as a hired execution team or bring us in as a joint venture partner, gaining our local market knowledge and in-house execution capability on their terms, whether they keep full ownership of their site or share in the upside with us.

Services We Offer

  • Entitlement only: zoning, permitting, land planning, and community/agency process management
  • Entitlement + development management: design, permitting, construction oversight, shovel-ready asset, and lease-up.

How It Works

We work on a fixed-fee or fee-plus-incentive basis scoped to the services we provide, or as a joint venture partner where a shared ownership structure makes more sense. Every engagement is on a Bay Area site in the same footprint and size range as our own acquisition criteria. Our commitment is execution: delivering on budget, on schedule, and to our clients’ full satisfaction, with our incentives aligned to your results.
